Guidelines for Donating
Real Estate
Thank you for your interest in making a donation of real estate
to North Hills Community Outreach! We will gladly consider accepting
gifts of real estate (any parcel of land with or without buildings
on it) that are consistent with our mission, values and strategic
goals of helping local people in poverty, hardship and crisis.
Responsibilities of the Donor:
Because of our responsibility to our other donors to be good stewards
of their donations, NHCO simply cannot be responsible for the vast
majority of the costs associated with your generous gift. Therefore:
- The donor agrees to bear all legal fees for completion of the
gift.
- The donor agrees to bear all fees and costs related to delivery
of the gift (e.g., recording fees, title work, deed preparation,
back taxes, etc.).
- The donor is responsible for all appraisal costs required for
his/her tax return.
- If a Phase I Environmental Audit is necessary (due to the potential
presence of asbestos, lead paint, radon gas, fuel storage tanks,
etc.), the donor agrees to bear that cost.
We also ask that:
- Gifts are made with no restrictions on how the property may
be used and/or disposed.
- The property is unencumbered by mortgages, liens, other indebtedness
or pending legal actions.
